Keeley Construction served as the General Contractor for this project, delivering a new 900 SF civil and structural containment system to support industrial manufacturing operations. The project required deep excavation within a 90’ x 90’ footprint, excavating approximately six feet below grade and rebuilding the site through carefully controlled backfill placed and compacted in eight-inch lifts, with testing performed at each stage to ensure compliance and long-term performance.
Once final subgrade elevations were achieved, Keeley self-performed all civil and structural work, including forming, reinforcing, and placing concrete for the sump area, containment floor, and perimeter walls. The project involved a multi-phase concrete placement sequence totaling approximately 150 cubic yards, followed by curing, form removal, surface finishing, and patching to meet quality standards. After the concrete reached full cure, a specialty subcontractor applied a protective coating system to the interior of the containment walls and floor, completing the tank farm containment system. Final work included installation of personnel access stairs over the containment wall.
Despite challenges related to wet weather conditions and unforeseen subsurface obstructions, including the discovery of an undocumented eight-foot-thick concrete slab, Keeley effectively managed the work and without impacting the overall schedule. The project was completed ahead of the contractual completion date with zero safety incidents, reinforcing Keeley’s commitment to safety, quality, and dependable project execution.
